1100 Delaware Development concludes Civic Design Review with support of Community

Stanev Potts Architects was honored to participate in Philadelphia's Civic Design Review Process, a procedure put in place under Mayor Nutter to ensure that developments of a certain scale or sensitivity contribute positively to the city.

 

The process, which requires a public meeting with the neighborhood RCO, a round of critique from the planning department, and a presentation before the Civic Design Review committee, gives the project a thorough vetting to encourage developments that are sensitive to their new communities and bring a high level of design and materials to Philadelphia's fabric of buildings. These meetings of stakeholders, both hyper-local and civic, gives us, as designers, a more complete picture of the potential impact of our designs.

 

In all three parts of this process, we received thoughtful and meaningful suggestions and critiques. After each, we molded and sculpted the project to respond and to be a more successful building.

 

We'd like to thank all of the community members who came out to the RCO meeting, the Planning Commission for their thorough review of our documents, and the members of the Civic Design Review for their attention and insightful comments this afternoon.

Project Overview

 

The 1100 Delaware project is a mixed-use residential and commercial development proposed for the consolidated block bounded by North Delaware Avenue, Shackamaxon Street, East Allen Street, and Marlborough Street in Fishtown.

 

The site is zoned CMX-3, Community Commercial Mixed Use. The total land area of the project site is 45,992 SF.

 

The project has been designed within the constraints of its CMX-3 zoning designation and does not require variances.

Currently the site is occupied by an historic 3-story warehouse on the Shackamaxon street end (aka the “Rope Building”), a surface parking lot, and a vacant 1 story warehouse on the Marlborough Street end.

 

The 13,300 sf Rope Building will be preserved and renovated.

 

The vacant 1 story warehouse and the surface parking lot will be removed in preparation for the proposed development.

 

A 170,000 sf new building will be constructed on the remainder of the lot.
